Questions to ask before water damage cleanup

Before approving cleanup work, make sure the scope is clear and the provider can explain how the home will be dried and documented.

Quick answer

Questions to Ask a Water Damage Company

Questions about extraction, drying, demolition, documentation, and rebuild scope.

Scope

Scope questions keep cleanup or repair proposals from becoming vague. Ask what is included, excluded, and conditional.

  • What areas are included?
  • What materials will be removed?
  • What can dry in place?
  • Is rebuild included or separate?
  • What changes if hidden damage is found?

Drying

Drying questions matter because surface dryness is not enough. Ask how moisture is measured and when equipment will be removed.

  • How many air movers are included?
  • How many dehumidifiers are included?
  • How often are readings taken?
  • What is the target dry standard?
  • How are final readings documented?

Insurance

Insurance documentation is strongest when photos, line items, source notes, and drying records match the same timeline.

  • Will photos be provided?
  • Are equipment days itemized?
  • Will removed materials be documented?
  • Can mitigation and rebuild be separated?
  • Who communicates with the adjuster?

Note

Avoid vague lump sums when water source, demolition, equipment days, and rebuild are not separated.
