Water often travels farther than the first visible wet spot. Check adjacent rooms, lower levels, cavities, and flooring edges.

- musty odor in one room
- trim swelling
- wet insulation after a leak
Drying
Drying questions matter because surface dryness is not enough. Ask how moisture is measured and when equipment will be removed.
- ask for moisture readings
- check both sides of shared walls
- watch rooms below upstairs leaks
- confirm whether insulation is wet
- do not close cavities too soon
